    Set of Maintenance positions includes responsibilities that range from Grounds to Maintenance Supervisor.

     

    Pay starts at $19/hr with potential of up to $28.00/hr depending on experience and skillset. Hourly pay equivalent to $39,520-$58,240 annually.

    Summary:  Assists the General Manager in the duties of overseeing the overall operation of HOA responsibilities for all properties.  Oversee staffing for maintenance and housekeeping.  Coordinate projects on behalf of the HOA.   Manage tasks and budget according to company standards.   Assists with General Manager in the duties of overseeing the overall operation of the Rental Program for Mountain Resorts.

    Essential Duties and Responsibilities include the following. Other duties may be assigned. 

     

    • Adhere to and exhibit a high-level customer service standard both internally and externally. 
    • Actively recruit new owners into the rental program. 
    • Field questions from owners regarding HOA Governing Documents, Declaration, Bylaws, and Rules an Regs, etc. 
    • Assist in planning company policy to remain competitive and profitable.
    • Keep General Manager informed of all issues / problems pertaining to staff, owners, guests, and property.
    • Communicate with the maintenance department regarding capital and long-term maintenance or improvement projects at properties, and in owner units while keeping homeowners and/or associations informed throughout the process. 
    • Assist owners in the upgrading process, exploring bids, contacting vendors, inspecting work etc.
    • Orchestrate and schedule association meetings, help prepare information for meetings, participate in association meeting discussions when appropriate, be responsible for taking minutes, and distribute minutes to association members. 
    • Compose Agendas, compile meeting packets, must have ability to work efficiently with Microsoft word, Excel, Nitro, other word processing formats. 
    • Update and maintain association records such as reports, minutes, declarations, articles of incorporation, by-laws and rules and regulations in the appropriate HOA software. 
    • Monitor and stay informed regarding the operations and current issues of the association the company represents.  
    • Act as main point of contact for questions from all HOA owners and rental owners alike.  
    • Visit each HOA property once per week to ensure that all common areas are in acceptable condition, report any issues to housekeeping manager as well as suggest improvements for future capital reserve projects to be presented at association board meetings. 
    • Act as project manager on behalf of a managed association for upkeep, maintenance, alterations, and capital improvement projects: arrange necessary contractors, monitors and reports on progress, addresses problems in quality or safety, inspect project for final release, and coordinate with appropriate departments.
    • Employ, or contract on behalf of a managed association for services of, security, maintenance, and grounds keeping personnel and onsite caretaking personnel if required. 
    • Direct accounting functions, preparation of budgets, validates postings against budgetary line items, and financial statement preparation. 
    • Review of property work orders bi-monthly for accuracy and variances that may need adjustment.
    • Review and coding of all association related invoices to general ledger accounts of appropriate associations. 
    • Provide realtors with information pertinent to the selling of condos managed by company. 
    • Enforcement of HOA Rules & Regulations 
    • Distribute first right of refusal notices if necessary. 

     

    • Discuss with client terms and conditions for providing management services and drafts agreement stipulating extent and scope of management responsibilities, services to be performed, and costs for services. 
    • Handle all aspects of the hiring process, hiring, firing, and disciplinary action for maintenance and housekeeping employees.
    • Oversight of employees regarding attendance, productivity, and efficiency according to company standards 
    • Coordinate reoccurring services and inspection for HOA’s- including but not limited to, window cleaning, carpet cleaning, fire inspections, walk through, deep cleans.

    We are seeking a Year Round/Full Time Guest Service Supervisor to provide support in training and shift supervising Guest Service Agents at our core front desk.   • Maintenance Supervisor

    We are looking for a can-do person to take over the role of Maintenance Supervisor for our Storm Meadows property! 

    No day is the same day. You will use your skills and work with a close team of maintenance professionals to help us maintain and enhance our portfolio of properties, nightly rentals, and/or commercial facilities.

    If you are an experienced maintenance supervisor looking for a job with career growth potential, please consider joining our team.  We require a varied skill set, including experience in staff oversight, budgets, facility maintenance, computer skills, & basic facility repair/capital project knowledge.

    Summary: Supervises and coordinates activities of all workers engaged in maintaining the overall cleanliness and physical appearance of buildings, structures, grounds, common areas and rental units of all resort properties.

    Essential Duties and Responsibilities include the following. Other duties may be assigned.

    Acts in the best interest of the department in the absence of the Maintenance Manager.

    Directs workers engaged in cleaning, painting and performing structural repairs to masonry, woodwork, hardware and furnishings of buildings and units. Directs workers engaged in ground maintenance activities, such as snow removal, mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.

    May hire quality employees, trains, and actively participates in planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

    Assigns, prioritizes and ensures all work orders are satisfactorily completed. Will prioritize work orders in order of importance before assigning to staff, while maintaining the priority of larger, on-going projects.

    Maintain a pleasant and efficient working atmosphere with all staff members through open lines of communications.

    Develops and implements training procedures to assure development and retention of a quality work force, and to ensure health and safety protocols are followed by all staff. This includes initial training and orientation for new staff, as well as ongoing training for experienced staff.

    Maintains high quality standards for the buildings, grounds and mechanical plants, ensuring that public areas, rental units, buildings and grounds meet first class standards at all times.

    Coordinate a preventative maintenance program to ensure that each property and unit is kept in excellent shape.

    Take property inspections on a regular basis to assure quality of work being completed.

    Implement a system to alert owners and Owner Liaisons/General Managers of potential problems that might arise.

    Build and maintain a working relationship with vendors to achieve optimal service levels in daily and emergency situations

    Requisitions, tracks, & maintain tools, equipment and supplies for department.

    Tracks and maintains sufficient supply inventories for maintenance work orders and unit materials.

    Inspects completed work for conformance to reasonable specifications and standards.

    Studies production schedules and estimates worker hour requirements for completion of work orders (job assignment).

    Interprets company policies to workers, monitors and enforces safety regulations.

    Establishes or adjusts work procedures to meet production schedules, while never sacrificing safety.

    Suggests changes in working conditions and use of equipment to increase efficiency of work crew.

    Analyzes and resolves work problems, or assists workers in solving work problems.

    Initiates or suggests plans to motivate workers to achieve work goals.

    Maintains time and production records and inputs data into V12 Homeaway Software. Ensures these records are maintained on a daily basis, legible and consistent with work order billing. Work orders shall be organized and include all materials and information necessary for accurate billing.

    Performs activities of workers supervised.

    Must maintain a satisfactory driving record and valid driver’s license in order to comply with our insurance requirements of non-livery drivers.

    Drives to and from properties in a safe and lawful manner. Always being mindful of safety and adherence to the rules of the road.

    Communicates with supervisors and front desk staff of potential problems that might arise or affects guest or owner satisfaction or safety.

    Adheres to company policies and follows all safety regulations.
